Attic Mold After Ice Dams in York County
February’s ice becomes August’s attic smell, and nobody opens the hatch in between.
What a York winter does to a roof
We are not roofers, but we stand in houses where the cellar is only half the moisture story. North-facing eaves, shallow pitches, and plugged soffits show up all over the county after a freeze-thaw January. The stain on the deck is often two seasons old before anyone notices a smell in the upstairs closet.
From the hatch, safely
Walk on joists, not on the drywall ceiling. Look at the underside of the plywood near the eaves, at any bath fan duct, and at the kitchen fan. A duct that ends in insulation is a built-in shower for the attic. If the deck is soft or the leak is active, call a roofer before a mold conversation.
What fixes it
Stop the water: attic air sealing and insulation done correctly, ventilation that matches the roof, and ice-and-water details a roofer trusts. Then remove wet insulation and clean sound wood once it is dry. Fogging the trusses and leaving the wet fiberglass is the attic version of painting the basement. Bathroom fans belong in baths and attics.

These pages are homeowner education from Radon Mitigation of York, written by Dave Kessler. They are not a medical diagnosis, a species identification, or an insurance determination. Color does not tell you which mold you have. If someone in the house is sick, talk to a physician. EPA's homeowner guidance treats roughly 10 square feet as the line where many people stop DIY cleanup and call a remediation crew — sooner if sewage, HVAC, or anyone immunocompromised is involved. We are a radon and basement crew. When we are already under a York house we will tell you what we see and what we would do in our own place. We do not pretend a radon fan is a mold remedy.
