How Fast Mold Grows After a Pipe Leak
The clock starts when the material gets wet, not when you notice the smell.
A practical clock
- Hour 0. Stop the water. Kill power if the ceiling is dripping on a fixture.
- Same day. Extract standing water. Move furniture. Prop cabinet toes. Start dehumidification in a closed room.
- 24–48 hours. If gypsum or pad is still wet, plan on removal. Growth may not be visible yet. The food is already compromised.
- After a week of “we’ll get to it.” You are remodeling, not drying.
What can often be saved
Solid wood that did not swell apart, tile, metal, and concrete can be cleaned and dried. Fiberglass insulation that was soaked is trash. A mattress that wicked a flood is trash. Hope is not a drying plan.
York houses add a wrinkle
A leak into a finished basement over cold block dries slower than a leak in a first-floor hall. Point the dehumidifier at that room and keep the Bilco door shut. Pair this with after a leak or flood.

These pages are homeowner education from Radon Mitigation of York, written by Dave Kessler. They are not a medical diagnosis, a species identification, or an insurance determination. Color does not tell you which mold you have. If someone in the house is sick, talk to a physician. EPA's homeowner guidance treats roughly 10 square feet as the line where many people stop DIY cleanup and call a remediation crew — sooner if sewage, HVAC, or anyone immunocompromised is involved. We are a radon and basement crew. When we are already under a York house we will tell you what we see and what we would do in our own place. We do not pretend a radon fan is a mold remedy.
