Humidity Targets for Pennsylvania Basements
A dehumidifier is not a personality. It is a machine with a pint-per-day rating, a hose, and a coil that needs cleaning.

The numbers, without folklore
Below 60% relative humidity, mold has a hard time colonizing most building materials. Between 30% and 50% is the comfortable target for a house, including the basement if it is connected to the living space. Under about 30% for long stretches, wood trim and noses complain, which is more of a January problem upstairs than a July problem downstairs.
York’s summers are the stress test. Outdoor air can sit in the 70% range. Every time you open the Bilco door to “air it out,” you may be inviting the problem in. Air the basement when the outdoor dew point is lower than the basement’s, not whenever it feels sticky upstairs.

Sizing and the mistakes that waste money
A pint rating on the box is at a test condition, not in your 58-degree cellar. Cold basements make coils ice up and “energy saver” units short-cycle. For a typical damp York basement, a unit made for low-temperature basements, drained by a hose to a sump or laundry sink, beats an empty bucket you forget. Details and rough sizing are in sizing a dehumidifier.
- Set it and leave it. Turning it off “to save electricity” every weekend hands the humidity back.
- Do not vent a dryer into the basement to “use the heat.” That is a mold machine.
- Keep the coil and filter clean. A furred coil is a petri dish with a fan.
- Close the basement during muggy afternoons if the gauge climbs every time the windows open.
Humidity, radon, and winter
Winter in York raises radon because the house is tight and the stack effect pulls soil gas. The same closed house can drop indoor humidity upstairs and still leave a basement damp if a sump is open or a crawl is breathing. Winter radon and winter window condensation are cousins, not twins. Track both. A manometer on the radon pipe does not tell you the basement is dry.

These pages are homeowner education from Radon Mitigation of York, written by Dave Kessler. They are not a medical diagnosis, a species identification, or an insurance determination. Color does not tell you which mold you have. If someone in the house is sick, talk to a physician. EPA's homeowner guidance treats roughly 10 square feet as the line where many people stop DIY cleanup and call a remediation crew — sooner if sewage, HVAC, or anyone immunocompromised is involved. We are a radon and basement crew. When we are already under a York house we will tell you what we see and what we would do in our own place. We do not pretend a radon fan is a mold remedy.
