What EPA Actually Says About Safe Mold Levels

People ask for the “safe spore count” the way they ask for the radon action level. Mold does not have one.

Why there is no score

Radon has an EPA action level — 4.0 pCi/L — because it is one specific gas with a measurable health model. Indoor mold is dozens of species, plus fragments and odors, and people react very differently. A spore trap from a Downtown York cellar and one from a new Spring Garden basement cannot be judged against a federal pass/fail line that does not exist.

That gap is why some reports look scientific and say very little. “Elevated compared with outdoors” can matter. A raw count with no outdoor comparison, no photo, and no moisture reading is a number in search of a sale.

The parts of EPA guidance that are usable

  • Fix the water source. Cleaning without drying fails.
  • If the moldy area is small — EPA talks about less than about 10 square feet — many homeowners can clean it with soap and water, gloves, goggles, and a mask, then dry it.
  • Larger areas, sewage-contaminated water, or mold inside the HVAC system are professional jobs.
  • Porous materials that are wet and moldy (carpet, ceiling tile, soft insulation) are often discarded rather than scrubbed.
  • Do not run a fan that blows spores through the rest of the house.

CDC’s line to the public is similar: mold can irritate eyes, skin, nose, throat, and lungs, and people with asthma or allergies usually feel it first. Neither agency tells you to identify “toxic black mold” by eyesight. More on that in black mold myths.

How this differs from a radon test

Homeowners in York are used to a charcoal canister or a continuous monitor and a clear number. Mold does not work that way, and forcing it to is how people waste a closing week. If you are buying, ask for a moisture inspection and photos, not only a spore spreadsheet. Our radon testing page is the right tool for the gas. It is the wrong tool for a musty smell.

What I tell people who want a certificate

A certificate that says “no mold” is only as good as the scope. Nobody can certify an entire hidden wall cavity they did not open. What you can document is: humidity held under 50% for a month, wet materials removed, remaining hard surfaces cleaned, and no smell. That record helps a buyer more than a single air sample taken on a dry Tuesday.

Questions people also ask

+Is there a safe indoor mold count?
No federal residential number. Compare indoors to outdoors only if a qualified person designed the sample. Visible growth is already enough reason to act.
+Does a high spore count mean the house is unsafe?
Not by itself. It means spores were in that air at that hour. The repair is still: stop the water, remove what cannot be cleaned, dry what remains.

These pages are homeowner education from Radon Mitigation of York, written by Dave Kessler. They are not a medical diagnosis, a species identification, or an insurance determination. Color does not tell you which mold you have. If someone in the house is sick, talk to a physician. EPA's homeowner guidance treats roughly 10 square feet as the line where many people stop DIY cleanup and call a remediation crew — sooner if sewage, HVAC, or anyone immunocompromised is involved. We are a radon and basement crew. When we are already under a York house we will tell you what we see and what we would do in our own place. We do not pretend a radon fan is a mold remedy.
