If the crawl is wet, the first floor already knows.

Why you smell it upstairs

The house pulls air from the lowest leaky space. A musty living room with a clean carpet is often a crawl you have not looked at since the inspector did. Is it a problem if nobody goes there? Yes.

The repair order

Vapor barriers fail when they are thin, dirty, or floating on a puddle. Gutters first, then debris, then plastic that is sealed, then a decision about vents. Wet insulation comes out. Spraying it and leaving it is how the smell survives the invoice.

Radon in the same hole

Crawl-space radon systems use sealed plastic and a fan. That plastic only helps moisture if the water is not sitting on it. Book the visit with both problems on the table if you have both.

Questions people also ask

+Should I vent my crawl in summer?
Often no. York’s humid summer air can wet a cool crawl. Venting is not a moral good. Soil cover and drainage decide it.
+Can I store anything down there?
No paper, no fabric, no firewood. A crawl is not a bonus basement.

These pages are homeowner education from Radon Mitigation of York, written by Dave Kessler. They are not a medical diagnosis, a species identification, or an insurance determination. Color does not tell you which mold you have. If someone in the house is sick, talk to a physician. EPA's homeowner guidance treats roughly 10 square feet as the line where many people stop DIY cleanup and call a remediation crew — sooner if sewage, HVAC, or anyone immunocompromised is involved. We are a radon and basement crew. When we are already under a York house we will tell you what we see and what we would do in our own place. We do not pretend a radon fan is a mold remedy.

Musty basement? Start with the water.
