Basement Moisture Checklist for York Homes
Print it, or tick the boxes. The list is the inspection I wish every new client did before I arrived.
Walk it before you buy anything
Check a box when it is actually true, not when you plan to do it. The list stays in this browser on your phone.
How to use the misses
Unchecked gutters or wells are outside work. An unchecked gauge is a $15 errand. An unchecked crawl is a flashlight day, not a bleach day. If three or more moisture boxes fail, call before you remodel the room. The notes from a radon visit cover the overlap when we are already in the house for a system.
What this list will not do
It will not name a species, satisfy an insurer by itself, or prove a wall cavity is clean. It will stop the most common York pattern: buying a fogger while the downspout still ends in the mulch.
Questions people also ask
+How often should I repeat this?
+Can I share it with a buyer?
These pages are homeowner education from Radon Mitigation of York, written by Dave Kessler. They are not a medical diagnosis, a species identification, or an insurance determination. Color does not tell you which mold you have. If someone in the house is sick, talk to a physician. EPA's homeowner guidance treats roughly 10 square feet as the line where many people stop DIY cleanup and call a remediation crew — sooner if sewage, HVAC, or anyone immunocompromised is involved. We are a radon and basement crew. When we are already under a York house we will tell you what we see and what we would do in our own place. We do not pretend a radon fan is a mold remedy.
